There are some important differences from buying a manufactured or floating home than a standard home. Specifically, manufactured and floating homes do not come with land. A manufactured home owner must lease a space in a manufactured dwelling facility. A manufactured home owner can also choose to purchase land for the manufactured home, and this is referred to as Fee Simple. For a floating home, you must lease a space in a marina.
State law generally governs the sale of manufactured and floating homes. These laws generally serve to protect consumers.
