Tom Tapia has been a Principal Broker with Fratzke Commercial Real Estate Advisors since 2012. Tom has also been a Commercial Real Estate Broker and Certified Residential Investment Specialist (CRIS) since 2015 and a property owner and manager for over 30 years. As a Bend resident since 1978, Tom has a personal and professional investment in the Central Oregon community. Tom's primary professional goal is to continue to assist the Central Oregon community in achieving its growth and vision for the future.
Tom's client and tenant roster is extremely varied, and he is well-versed in many types of real estate transactions including local school district, industrial production facilities, logistics, food and beverage production, health and fitness, biotech, restaurant, office, and retail. His strengths include creating synergy and vision for his clients and bringing together companies that benefit the community.
He is skilled at project management, scheduling, and interpreting zoning laws and land use documents. In the past 30 years, Tom has worked closely with many city, county, and state offices in acquiring building and land use permits for new construction and tenant improvements, resolving ADA and tax lot issues, and compliance issues with environmental regulations. As a broker, property owner, and manager, Tom is also skilled in recognizing possible compliance and building/land use issues before they become a larger problem. He is excellent at seeing “the bigger picture" and formulating a plan for success or knowing when to move on to the next opportunity.
As a U.S. Navy Veteran and Surface Air Rescue Swimmer, Tom also has a special interest in helping U.S. Veterans succeed in their business ventures and has worked with many veteran clients to create their business visions.
Tom was also the Broker of Record for the Bend-LaPine School District from 2014 to 2018 and was the Commercial Committee Chairperson for the Central Oregon Association of Realtors from 2015 through 2017.
